How Is This Different From Hiring a Traditional Real Estate Agent?
With a traditional listing agent you pay 2.5-3% of your sale price (often $9,000-$20,000+ depending on your home price) for them to list your property on the MLS and handle showings and negotiations. But the reality is that most listing agents simply put your home on the MLS and wait for buyer’s agents to bring offers to present to you. With our service you get the same MLS exposure for a flat fee, then you handle showings and negotiations yourself. You’re still in full control and you choose what compensation you’d like to offer a buyer’s agent that brings in offers.
Will Buyer's Agents Still Show My Home?

After signing up with SouthCarolinaMLSflatfee.com, your property will generally be listed on the MLS and Realtor.com within 24-48 Hours (or 1-2 business days) after you complete all required forms and provide your photos. Zillow, Homes.com and the hundreds of other sites could also be at that same time but it depends on whenever they refresh their feeds and pull in the new data. Most sellers see their listing go live within one business day.
Are There Buyer's Agent Commissions?
Yes. If an agent brings a buyer, you only pay the buyer’s agent a commission if you accept the offer. You decide how much commission to offer as part of the MLS listing process. The commission you’re willing to pay is stated on the MLS listing. It is not negotiated on an agent by agent basis. We recommend offering a commission between 2 – 3% since your listing will be competing with others for agent’s attention.
Can I Cancel My Order?
Yes, as long as your property has not already been listed on the MLS you may cancel your order at anytime by simply (CALLING) customer service at 800-699-4480.
Do I Have to Pay a Buyer's Agent Commission if I Find my Own Buyer?

Each MLS has their own max number of photos that can be placed on the MLS. We also offer a different amount of photos per listing plans.
You will need to take your own photos or hire a professional. Photographers in South Carolina charge in the ranges of $75 – $250.
Which South Carolina Real Estate Selling Forms Do I Need?
To sell a home in South Carolina, you need to complete the mandatory South Carolina Residential Property Condition Disclosure Statement before signing a sales contract. and, if built before 1978, a federal lead-based paint disclosure. A CL-100 Wood-Destroying Insect Report form. You will also need a purchase and sale agreement (Transaction and Closing Documents), a property deed, and a mortgage payoff statement. You will receive everything you need to comply with South Carolina law.
